When Ontario passed Bill 23 in 2022 — three units per residential lot, dev charges eliminated for qualifying ADUs, parking minimums dropped — homeowners started asking for the same crew that built their addition to build a separate suite in the backyard. Aluma Garden Suites is the dedicated spoke for that work: a focused team, a single trade, and the permits and stamped drawings to back it up. When we need a trade we don't carry in-house — designer of record for the stamped drawings, licensed electrical, some plumbing — we bring in a partner we've worked with for years. They answer to us. You answer to no one but us.
Every garden suite gets a written warranty appropriate to the work. Typical terms: 10 years on the structural envelope, 5 years on workmanship, 2 years on mechanical and finishes. Manufacturer warranties on windows, HVAC, and roofing pass through directly.
